January 22, 2015 | Cherokee Nation Red Wing, a defense contractor serving the Red River Army Depot, signed a one year lease with two one year options. The lease commences on February 1, 2015. The property is located on the TexAmericas Center Central campus which is the former administrative area on Red River Army Depot.

TexAmericas Center manages over 650,000 square feet of industrial and office product on the Central campus. TAC reports less than 63,000 square feet of office and industrial space to be available on the Central Campus footprint.

“We are very excited about the future of the entire development and its impact on the Texarkana region”, said Scott Norton, Executive Director/CEO of the TexAmericas Center, “Solid demand for our current product gives me great confidence that the property we are just beginning to market, our TAC-East campus, will be well received.”
In 2005, TexAmericas Center began the process of absorbing the majority of the fully closed Lone Star Army Ammunition Plant, also in the Texarkana market. This property added nearly 8,900 acres to the TexAmericas Center inventory. This property offers:

  • 240,000 square foot of rail to truck cross-dock warehousing space
  • 170,000 square foot of dry storage with nearby rail siding
  • 500,000 square foot of energetics production space
  • 100,000 square foot of high explosives storage

TAC received permission to lease buildings and land in late 2013. Interest in the property has been strong.

“This property is very adaptable. We are shovel-ready with 36-miles of rail, 150-miles of roads and wet utilities; says Eric Voyles, EVP with TexAmericas Center, “We are eager to offer build-to-suit lease backs in addition to leases on the existing product.”

TexAmericas Center declares itself to be an excellent location for food processing, logistics, metals, on & off road vehicle manufacturing and warehouse/distribution businesses. The Texarkana region offers excellent access to customers and suppliers, and is within 500-miles of 18 first and second tier MSA’s. Texarkana region has a population of over 400,000 within 60-miles and boasts I-30, I-49 and future I-69 connectivity.

About TexAmericas Center

Located in the Texarkana metropolitan area, TexAmericas Center owns and operates one of the largest mixed use industrial parks in the United States. With more than 12,000 acres of land and about 3 million square feet of commercial and industrial product, TexAmericas Center services the four states (Arkansas, Louisiana, Oklahoma, and Texas) markets. TexAmericas Center has the operating capabilities of a municipality but functions more like a traditional real estate development company. In addition to controlling our own zoning and permitting processes and sustaining the life cycle of public infrastructure on the complex, TAC has the capability to lease, build to suite, or facilitate Greenfield owner-constructed projects in a timely and efficient manner. At TAC, we stream line leasing and manage government development processes all through a single point of contact. Our customers benefit from faster market entry by resolving zoning, permitting, inspection, and state and local incentive programs through a single point of contact at TexAmericas Center. Tenants of TexAmericas Center tend to be private business owners and corporations seeking flexible and cost effective space solutions.
